- 50% refund (minus credit card charges) if you cancel at least 30 days before check-in.
- No refund if you cancel less than 30 days before check-in.

The Space
This two-level home offers expansive living spaces on both floors, each with its own private entrance for ease and privacy. On the upper level, you’ll find an open-concept living room, kitchen and formal dining area with panoramic views of the water and double sliding doors leading to an oversized deck — ideal for grilling, dining or simply soaking in sunsets. The upper level also includes three bedrooms (king, queen, and full-size), and a full bathroom.
Downstairs, via an interior staircase (and separate garden entrance), lies the luxurious master king en-suite plus a kid-friendly playroom. A cozy living room, kitchenette and Florida-style room open through large sliding doors to the water-view yard. Laundry and utility are conveniently located here as well.
Outdoors & Waterfront Life
Set on roughly half an acre of waterfront land in the exclusive cove community, Villa Tide boasts 50 feet of private water frontage, a large floating dock (perfect for launching kayaks, paddleboards or your boat), waterfront seating for al fresco dining, and a fire-pit area surrounded by Adirondack chairs. Children will love the yard’s playground (swing set, rock-climber, slide) and hammock area for parents to relax. The garage houses extras: beach chairs & umbrellas, kayaks, paddleboard, boogie board, bicycle, cornhole set and more.
Family-Friendly & Smart Home
Villa Tide is designed with families in mind: baby gates on stairs, child-proofed kitchen and outlets, pack-n-play, high chair, toddler bathtub, assorted toys and ride-ons for kids of all ages. Smart home features include high-speed WiFi through a mesh network, smart televisions, Nest thermostats, smart lighting and speaker systems throughout for seamless entertainment and comfort.
Guest Access & Extras
Guests enjoy full access to the entire property — inside and out. The community also offers a nearby waterside pavilion and private marina for launching boats. A detailed guest manual is provided with recommendations for local beaches, restaurants and shopping. 24/7 guest support is available from your host.

Swimming, kayaking, paddleboarding and other water-activities are on your own risk — especially for children. The driveway accommodates multiple vehicles, and while patio furniture may occasionally be stored off-season, guests are welcome to use any of it during their stay.
