The space
Close to Wynwood walls, Design district, South beach this Miami house has everything you need for a perfect vacation.
Brand new kitchen was made by professional chief, 2 living rooms will give you enough space to invite all your friends and family members for a nice getaway.

1 bedroom: 1 king size bed, 2 bedroom: 1 queen size bed, 3 bedroom: 1 queen size bed, 4 bedroom: 2 full size beds, 5 bedroom: 1 king size bed, 1st living room: sofa-bed, 2nd living room: sofa bed.


RENTAL RULES:

1) We collect the ID pictures of all people staying in the house before check in. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

2) Guest and all members in Guest’s Party agree to abide by the House Rules attached to this Stay Agreement at all times while on at Property. In addition, Guest and all members in Guest’s Party must use and operate all furnishings safely and only for their intended use, including electric and gas appliances, plumbing fixtures, electronic home entertainment property, and all other items of whatsoever kind or nature provided to Guest during the Stay for convenience. Guest will leave the home so that no extraordinary housekeeping will be required after departure. Guest will notify and reimburse for all necessary and reasonable repairs, replacement for damage or destruction or property caused by person mentioned above or for extra cleaning required. The Host will notify Guest of the costs of damages or extra housekeeping. Host may bill Guest for these costs or remove these costs from the Deposit in accordance with Airbnb policies.

3) Restrictions of Property Use: All persons on the Property are prohibited from engaging in any unlawful activity or any activity that constitutes a nuisance. Violation of this rule will result in immediate eviction without refund, and Guest will be held liable for any damages to the Property, contents and grounds. Property may not be used for any activity in violation of local, state or federal laws, or Florida Insurance rules and regulations. VIOLATION OF THE CITY OF MIAMI DADE NOISE ORDINANCE WILL RESULT IN A LOSS OF THE ENTIRE DEPOSIT AND IMMEDIATE EVICTION WITHOUT REFUND. PARTIES followed by loud music/noise ARE NOT allowed in the house after 10 PM. If there’s an event that you are planning at the house please confirm with the host prior booking, otherwise you’ll be charged the full amount of your damage deposit.

4) Access: Guest shall allow Host/Manager and their representatives access to the Property for purposes of repair and inspection. Host/Manager shall exercise this right of access in a reasonable manner.

5) Rates and Fees: If the Property appears dirty or damaged upon Check-in, Guest shall inform Host/Manager immediately. The Host/Manager will make every effort to assure that appliances in the home are in operating condition. The Guest will report any problems as soon as they are discovered. Parts or outside service may be required. Alleviation of these problems cannot be guaranteed by Checkout. Refunds cannot be made for inconvenience due to mechanical failure of appliances.

6) Payment Method: If booked through Airbnb, Guest agrees to pay the “Airbnb Booking Fee” charged to “Guest.” Other forms of payment accepted at discretion of Host.

8) Insurance: We encourage all renters to purchase traveler insurance. Please indicate Insurer and policy # if applicable (write N/A if no insurance).

9) Notification: It is Guest’s sole responsibility to inspect the Property upon arrival. In addition to inspecting the smoke/CO detectors, Guest agrees to inspect Property to ensure that it is free of hazards and properly equipped for the elderly or handicapped. Guest assumes the entire risk of injuries arising from use of the Property. Guest will take reasonable measures to prevent slips in the bathroom, on staircases, steps on balconies and throughout the Property. Guest agrees to take a higher degree of care in the use of the Property because of the type of the structures on the Property.

10) Smoking: Smoking ANYWHERE ON THE PROPERTY is prohibited and any violation will result in a fine. MINIMUM $600 FINE FOR EVIDENCE OF SMOKING ON THE PROPERTY OR TAMPERING WITH/DISABLING SMOKE/CO ALARMS. THIS INCLUDES FINDING CIGARETTE BUTTS.

11) Using toilet: only toilet paper can be flushed down in the toilet. If the toilet is clogged and we find other items (including wipes, tampons, plastic bags, pads and/or other items) the cost of the plumbing labor has to be covered by tenant.

12) Don’t leave trash outside the cane: the trash won’t be picked up and the city will issue violation fee which can be deducted from tenant’s damage deposit.

13) Please take off your shoes before entering the house, especially if wearing hills. Sneakers that do not leave any scratches are allowed.
DON’T MOVE THE FURNITURE (the house has original 1936 wood floor and we expect you to be very gentle with the floor).

14) The guest that made reservation is fully responsible for all people that are staying with him (her) at the property. By accepting this reservation, it is agreed that Guest is expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

15) The guest understands and accepts that there are cameras outside the house (at the front and backyard). The cameras are only for security purpose.

16) Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Landlord does not permit towels or linens to be taken from the units. ANY TOWELS OR LINENS NOT RECOVERED BY PROPERTY OWNER IMMEDIATELY AFTER TENANTS STAY IN THE UNIT WILL BE REPLACED AT GUEST'S EXPENSE. Please don’t use the towels for cleaning the floors, shoes and etc. Make up can be removed only using black towel. If any of white towels are used for those purposes the guest will be charged the price of each used towel which is $10.

17) Pool service: please keep hot tub clean. We put chemicals and service the Hot tub once a week. Cover the hot tub whenever you don't use it to avoid dirt, leaves etc getting in water (especially during the rain).

18) The guest understands that there is security ADT system. The ADT panel can’t be touched otherwise it can be accidently activated. Any false alarm can cause fine by police department. The tenants are responsible for any false alarm fee during their stay.

19) There are pictures taken during your check-in: please make sure to keep all pieces on place at check-out to avoid additional charges. Please make sure to keep all remote controls of the fans and TV in the same rooms (don’t relocate it and move to other rooms).

20) Don’t put AC lower than 70F to avoid the AC ice buildup. If the ice builds up, the AC will stop working and it can take up to 24 hours for ice to melt.

21) Don’t open the windows and keep the doors closed.

22) The house is located next to the open bay and due to high tie and a lot of rain the septic tank system can back up. In order to avoid the backing please don’t do more than 1 laundry at a time. If you did one load please wait for a couple of hours before you start second load . Please try to avoid doing the laundry during king tie and during heavy rain. Please treat the house as your own property.
